Watching the Housing Market

We have been casually looking for other places to move to over the past year, mostly to get out of a big and growing bigger every day city.  It seems to be a very good time to make our move as our local news keeps noting that the housing market may be getting too hot--like to the point of imploding like it did here about ten years ago.  

Back then there were so many buyers bidding up the prices of houses and there was so much building (in addition to other financial shenanigans like maxing out home equity loans and offering home loans to people who in no way could afford them) that it eventually reached a critical point and the market imploded.  Over less than a year many houses lost half of their value or more which then caused a lot of foreclosures and people just walking away from homes that they owed much more on that what they were worth.

We bought a house here when housing values were nearly at their lowest and since then our house has more than doubled in value.  We would love to sell our house here and use the proceeds from the sale to pay cash for a new house in a place where homes are much cheaper.

So far it looks like the south may be the place to go.  Tennessee, Georgia, and North Carolina all seem to have a lot of new houses being built with prices that are half the cost of buying a similar house here (like a four bed, three bath house for $250k which would now cost upwards of $450k here).  I guess that is sort of "playing the market" when it comes to housing but to be retired with a completely paid off house seems like a very good move to me!  Now to decide where to move to...

  1. Well at least the investment you made proved to be a good one and your condo value increased substantially. Homes where I live are pretty reasonable, but of course it's a hurricane region. There's a casino about an hour north (Windcreek, run by the Poarch Indians) and Biloxi is an hour west with lots of big hotels and casinos. The beaches here and in Biloxi are beautiful.

    1. We've been to the gulf coast and it was really pretty but hurricanes and tornadoes kind of freak us out! :)

  2. Hi...I enjoy your blog. I just retired this week and moved to the area. I am happy about the appreciation in properties as we bought 2 years ago and rented the house. Definitely would not pay today's prices. Anyway, have you looked into Tunica, Mississippi? I just looked and a nice looking (on the internet anyway) 4 bed 3 bath is $189,000. Bonus, it is a casino town. You could have a paid for home and $ for other streams of income. I love your posts about saving $ in Vegas amd inexpensive things to do. I have bookmarked some links and when I get over jet lag etc I will start working on it. I think I read a too about Veterans getting a break on car registration. DH did it and it will save us $134 is what I think he said. Waiting for the car to process in Port.

    1. We've been to Tunica but the humidity! I though we were going to melt :) Another down side, bugs and snakes (scary) but the upside, the food there was AMAZING! In Vegas (Clark County) vets get a good chunk of change off their car registration here http://www.clarkcountynv.gov/assessor/services/Pages/ExemptionProgram.aspx
